How to Prepare Your Home for a Smooth Inspection in 2026
A little prep speeds up the inspection and helps the inspector do a thorough job. Here’s a practical checklist for sellers and a pre-inspection self-check.
Whether you’re selling or the buyer has scheduled an inspection, a few simple steps can make the process faster and more complete. Here’s how to prepare your home for a smooth inspection in 2026.
Clear access to key areas. The inspector needs to reach the attic, crawl space, electrical panel, furnace, and water heater. Move storage, furniture, or boxes that block hatches, panels, or equipment. If a lock is on a gate or shed that needs to be opened, leave a key or combination. Blocked access can lead to incomplete findings and a follow-up visit.
Utilities on. The inspector will run the furnace, AC, and faucets and test outlets. Make sure gas, electric, and water are on and pilot lights are lit. If anything is intentionally off (e.g., a vacant property), tell the listing agent or inspector in advance so they can plan.
Pets secured. For the safety of the inspector and your pets, keep dogs and cats in a secure area or off-site during the inspection. Note any aggressive or nervous animals so the inspector can coordinate with the agent.
What slows inspections: locked rooms or gates, missing keys, furniture blocking panels or attic access, and utilities that are off. A quick walk-through the day before can catch most of these. Bonus: do a light pre-inspection self-check—look for obvious leaks, tripped breakers, and anything that might need a quick fix or disclosure. A little seller prep and clear communication with your agent go a long way toward a smooth, thorough inspection.
