What to have ready
Have the address, square footage if you know it, and your contingency deadline. Ask about occupancy (seller still living there), pets, and utilities on. Confirm who will let the inspector in.
Put the report due date on your calendar, not only the visit. Agents often need the written report before a negotiation call.
Who to call
Your agent can suggest licensed inspectors; you still hire one. Ask for licence (where required), a sample report, insurance, and whether they will walk you through findings.
